Ceramic or porcelain tile is a beautiful and durable floor surface. For the most part, it is easy to clean and maintain. Despite your best efforts at regular mopping, eventually dirt gets embedded in cracks and crevices of the tile and oily greasy soils can penetrate the porous grout. Over time, tile and grout will require deep cleaning, like any other floor surface. Deep cleaning the tiles is not a difficult job. Deep cleaning the porous grout is a different matter.

Since the grout lies below the top surface of the tile, it presents more of a challenge to clean effectively. When your tile floor was originally installed, the grout went through a normal shrinking process (that is why it lies below the surface of the tile). Unfortunately it shrinks at varying rates, which causes it to vary in depth. This variance in the depth of the grout, makes it more of a challenge to restore the grout to it’s original color and condition.

Don’t forget your walls

Years of accumulated tobacco smoke and other airborne contaminates can detract from the appearance of your tiled walls. Bathroom walls often have urine, soap & dirty water stains in the grout. We can remove years of built up soil and stains, and make your tiled walls look new again! In high traffic commercial bathrooms, our process has been effective in removing stubborn odors caused by uric acid salts trapped in the tile & grout over many years.

Protection and Enhancement

After cleaning the tiled surfaces, we strongly suggest sealing them. Grout is very porous. Dirt, spills, and soils will easily penetrate and stain the grout. Sealing the grout protects it from permanent stains.

Clear Sealing

We use a superior quality solvent based clear sealer. Unlike wax and other topical coatings that sit on top of the grout, our clear impregnating sealer becomes a part of the grout. It penetrates deep into the grout to lock out stains. It dries crystal clear and is undetectable to the naked eye.

Color Sealing

For badly abused floors that have many permanent stains, color sealants will give your grout a uniform appearance. The floor will look new again. Color sealants can allow you to permanently change the color of your grout. They also provide the ultimate in stain protection.
